The project consists of two multi-story, high-rise buildings, and a low-rise building with a common infrastructure with two basements.
Tower 1 is a reinforced concrete structure with 26 above-ground floors, while tower 2 is a reinforced concrete structure with 13 above-ground floors.
The two-level building is located between the two towers, being separated by seismic joints at all above-ground levels from the two towers.
Infrastructure
The two levels of infrastructure have the main function of parking lots, technical spaces and water tanks on both levels of the basement, and locally, ALA shelters at basement level 2.
The infrastructure has a main rectangular area of 97.5×51.35m and a connection area for access to Floreasca Street. The overall shape of the infrastructure is inscribed in a rectangle with sides of 156.35×51.35m.
The structural system of the infrastructure is made of reinforced concrete walls and columns with thick reinforced concrete slabs over each basement level. The thickness of the slab above the basement 2 is 25 cm and 30 cm for the basement 1, with local drop panels 2.5×2.5×0.5m centred on the inner columns of the basement.
Considering the geotechnical characteristics of the terrain, the foundation solution consists of:
- Tower 1: raft foundation with a thickness of 150cm assisted by piles with a diameter of 1.5m and a length of 27m and piles with a diameter of 80cm and a length of 15m, 21m and 27m;
- Tower 2: raft foundation with a thickness of 100cm;
- Basement interior columns: isolated footings 2.0×2.0×1.0m;
- General basement: floor slab with a thickness of 30cm and 35cm and a raft foundation with a thickness of 75cm and 100 cm.
The level height of basement 2 is 3.20 m and a maximum of 3.80 m for basement 1, with local areas lower in height.
Throughout the outer contour, the retaining wall made of rare piles with a diameter of 80cm will connect with the perimeter wall at the level of the canopy beam.
Superstructure
Tower 1
The structural system, according to P100-1/2013 and of the subsequent errata, is a RC dual system with predominant walls being additionally equipped at the top with viscous dampers.
The thickness of the walls is 60, 40 and 20 cm at the ground floor level and are gradually reduced depending on the level of forces and limiting deformations.
The section of the columns is circular with a diameter of 90 cm on the ground floor.
All beams have a section of 60 x 55 cm except for the coupling beams between the walls of the core that have a height of 50 cm on the outside and 105cm on the inside.
The thickness of the slabs is 20cm.
At the level of the technical floor, an orthogonal network of beams connected to the central core was developed, which transfers the reactions from the rotation of the core through 14 viscous dampers to the perimeter columns of the structure.
On the 13th, 16th, 18th and 22nd floors in the E-axis, wall beams that couple the independent shear walls with the central core are arranged.
Tower 2
The structural system, according to P100-1/2013 and of the subsequent errata, is of a dual reinforced concrete structure type with predominant shear walls.
The thickness of the pears is 60 cm with bulbs of 135×145 cm, 50 cm and 20 cm on the lower floors and is gradually reduced depending on the level of effort and limitation of deformations on the upper floors.
The beams have sections of 80×65 cm, 60×65 cm, 50x60cm, 70×80 cm, 50×80 cm, 60×60 cm and 20 x 40 cm.
The beams have a section of 80×65 cm, 60×65 cm, 50×60 cm, 70×80 cm, 50×80 cm, 60×60 cm and 20 x 40 cm. On the top floor, a beam with variable height that enters 60 cm into the 12th floor is provided and it connects the inner walls with the marginal pillars.
The thickness of the boards is 20cm.
Structure GF+1F between towers (Lobby)
The structural system consists of reinforced concrete frames with 2 rows of 6 circular pillars with a diameter of 50 cm and beams with a section of 50 x 85 cm in the transverse direction and 50x65cm in the longitudinal direction.
The slab over the ground floor is 20 cm thick, and the slab over the 1st floor is 25 cm thick.
